What is Grants Meadows?

Comprising of over 26 acres, Grants Meadows features 26 spectacular homesites surrounded by pastureland and amazing views of the Bitterroot Mountains. Grants Meadows is located 1.5 miles from downtown Hamilton.


What Amenities are available at Grants Meadows?

Grants Meadows is a small community neighborhood with 4.4 acres of common area split between two private parks that include, a private tennis court, walking trails and community apple orchard available for all residents of the Grants Meadows community to enjoy.


How large are the homesites at Grants Meadows?

All available homesites at Grants Meadows range between one half acre to just under one acre in size.


What are the homesite prices at Grants Meadows?

Available homesites start at $75,000.


Is there a Model Home at Grants Meadows?

There are currently two model homes available at Grants Meadows.  They are the Bridger model on Lot 9, and the Absaroka model on Lot 10.  Please contact us for more information on these available homes.

Is Grants Meadows connected to city utilities?

Yes. Electricity, natural gas, telephone, cable and high-speed Internet services are available to every homesite within Grants Meadows. Other services available include police, fire and ambulance services.


What type of water system is provided at Grants Meadows?

Each homesite will have its own well system with the exception of homesites 1 through 6 which share a common well system. There is a community wastewater treatment system in place within the community.


Is there a property homeowners association?

Yes. The Homeowner’s Association entitles homeowners to a participatory role in the management of the community. The Homeowner’s Association’s primary function is to maintain the integrity of the community. Each owner is responsible for paying annual dues, which will be applied towards the maintenance of the common area and other shared expenses related to the neighborhood common areas. Association dues are currently $60.00 per month, payable on a quarterly basis.


Who is the builder for Grants Meadows?

While owners of homesites at Grants Meadows are at liberty to contract with their own home builder, we have our homes built by (and would refer all owners to) Big Sky Builders, Inc. of Victor, Montana. Established in 1992 and founded by Ray Tipton, Big Sky Builders, Inc. quickly became one of the leading homebuilders in western Montana. Big Sky Builders, Inc. was awarded the “Builder of the Year Award” for 2004, 2005 and 2008, and received the “Best Craftsmanship Award” for 2006 and 2008 from the Bitterroot Building Industry Association (BBIA). Each home built by the award winning Big Sky Builders, Inc. comes complete with a Homeowner's Manual which chronicles the homes construction in detail. This painstaking attention to detail and customer satisfaction is just one of the many reasons that Big Sky Builders, Inc. is considered the premier homebuilder in the Bitterroot Valley.


What types of recreational opportunities are available from my home at Grants Meadows?

Recreational opportunities abound in the Bitterroot Valley. The Hamilton public golf course is located less than two miles from Grants Meadows. Downhill skiing at Lost Trail Powder Mountain Ski Area is approximately 45 minutes south of Hamilton and is known to have the best snow depth and the highest quality snow found in the northwest. Hamilton is also known as one of the fly-fishing capitals of the world with the blue ribbon Bitterroot River stretching the 90 mile length of the Bitterroot Valley. Other outdoor recreational activities include tennis, hiking, mountain biking, camping, wild-life viewing, hunting, horseback riding, snowmobiling, cross country skiing, kayaking, river rafting and water sports on the alpine lakes surrounding the Hamilton area.


What other amenities are there in the Hamilton area?

A wide range of health services are conveniently located in the town of Hamilton. The Marcus Daley Memorial Hospital in Hamilton provides comprehensive healthcare services and operates a 24 hour Emergency Department. There are a number of quality public and private schools in the Hamilton area, offering both elementary and high school education. The Hamilton area hosts numerous cultural attractions, including theater productions, art exhibits, concerts, museums, rodeos, the county fair and community events. In addition, fine dining and boutique shopping can be found in Hamilton. Hamilton is serviced by two airports, the Missoula International Airport located approximately 46 miles north of Hamilton, and a local, private airport.


Do we have to build one of the plans designed for Grants Meadows?

Although we currently have numerous different floor plans available, you may present your own plan to the Architectural Committe for approval.  There may be a requirement to have it slightly customized to insure that it fits within the neighborhood.
 

Can the plans offered by Grants Meadows be customized to fit our needs?

Yes!  All  our plans come with Standard Features, but upgrades are available for an additional charge. We can add a gas burning fireplace with remote control, custom built-ins, threshless showers, and many other custom features.   We will also make some minor structural modifications to any of our home plans to customize the home for you.  Other changes such as a larger garage, an RV parking area, or an additional bedroom will also be considered if the plan as altered will still fit on the homesite.


When we purchase our homesite do we have to build immediately?

No. At this time Grants Meadows does not have a specific time frame in which the homeowner must build.
